REAL ESTATE
Selling 260 +/- acres of agricultural and recreational land, all with excellent county road frontage and individual access. Located in Township 49N, Range 4W, Section 7 and Township 49N, Range 5W, Section 12 of Montgomery County, Missouri
TRACT 1: Consists of 99 +/- acres that lie on the west side of the farm with frontage and access off Meadowlark Road which runs along the entire north side of this tract and a portion of the west side. According to the Montgomery County FSA Office there is 64.05 tillable acres that is currently being used for crop production with the balance in woods, wooded draws and four stocked lakes.
TRACT 2: Consists of 38 +/- acres with frontage and access from Meadowlark Road which runs along the north side of this tract. The Montgomery County FSA Office calls for 30.76 tillable acres that is currently being used for crop production. The balance is in a strip of woods that runs along the east side.
TRACT 3: This is the smallest of the four tracts and consists of 23 +/- acres and has the West Homestead/ This tract has frontage and access off Meadowlark Road along the north side of the tract. According to the Montgomery County FSA Office there are 13.61 tillable acres that are currently in crop production with the balance consumed by the homestead and woods.
The homestead consists of the West Family home that was last occupied by Leta West until September 2024. Since then, it has been winterized, and the home is a 2-story wood frame structure with a basement. The home is 1,088 sq. ft. with a shingle roof, and a covered front porch. The main floor has a kitchen, living room, full bath and several other rooms & closets. The upper floor has extra bedrooms. The entire house sets on a concrete basement that has some structural issues.
Tract 3 has a deep well and additional ag-related support buildings along with the house, including a functional 48 ft. x 64 ft. pole frame shed that is open to the south.
TRACT 4 – Consists of 100 +/- acres which lie on the east side of the West Property with frontage and access off Meadowlark Road which runs around the northeast corner of this tract. The Montgomery Couty FSA Office calls for 47.1 tillable acres which is currently in crop production and grazing. The balance is I mature timber and a creek bed.
The entire West Property has a farm tenant in place until December 31, 2025, for the crop land, pasture and hunting rights. The first payment will be retained by the Sellers and the second payment will go to the new buyer(s) based on the rental agreement and tracts purchased.
The property is currently being surveyed and once that is complete we will adjust our advertised acreages to reflect the newly surveyed acreages and use those figures for the sale contracts and closing.
The West Farm will be sold by the acre using the choice method. This process allows the bidders to bid on individual tracts, combination of tracts or the entire offering.
TERMS & CONDITIONS: 10% Down day of the auction with the balance due and possession given at closing in 30 days or less, subject to the current farm tenant rights. The 2025 Montgomery County property taxes will be pro-rated to the date of closing. The cost of title commitment, deed preparation, title insurance premium and closing costs will be split 50/50 between the Sellers and Buyer(s).
