The real estate is just 1/2 mile past the auction site location on the left side of Welch Road.
The real estate consists of 30 +/- acres to be offered in a single tract on a per acre basis, located in Township 51N, Range 2W, Section 13 of Lincoln County Missouri. The tract has frontage and access from Welch Road that runs along the east and north sides of the property. The property is primarily open and currently in permanent pasture and hay production with the balance in a narrow strip of mature timber along the south side, some scattered trees and the farmstead. The tract is fenced and cross fenced, has a good functioning deep well with a couple cattle drinkers.
The Welch Property has a set of farm buildings and grain bins located conveniently along Welch Road. The improvements include a 38’ x 64’ pole frame, tin clad livestock/machine shed that is open to the south, it is wired for lights. There is a 52’ x 76’ pole frame, tin clad livestock/machine shed that is open to the south, it is wired for lights and has some calving pens and hay racks. There is a 23’ x 48’ wood frame building that is open to the west, it is wired and has a full concrete floor. The Welch Property represents a lot of those features we get calls for, it is a small tract, has road frontage and direct access, is open land with recreational and hunting opportunities, is close to Highway 61 and only minutes from Troy or Bowling Green, MO and ideal for a country estate.
TERMS & CONDITIONS; 10% Down day of the auction with the balance due and possession given at closing on Monday, January 4, 2027. The seller will pay all the 2026 Lincoln County Property taxes. The new buyer will be responsible for all the 2027 taxes. The cost of title commitment, deed work and title insurance will be split 50/50 between the seller and buyer.
SURVEY: A survey is being conducted on the property and as soon as the new surveyed acreage is available we will substitute our advertised acreage amounts and replace them with the new surveyed acreage for the purpose of contracts and closing.
